Why you need housing-specific software

The UK government’s recent spending review brought a boost to the social housing sector. Touted as “the biggest cash injection into social and affordable homes in 50 years”, the £39 billion commitment over the next decade is a major step toward meeting housing demand across the country.

With this welcome significant investment comes increased expectations and heightened scrutiny – delivering more homes faster while maintaining compliance and quality, efficiency and budget allocation under the spotlight and immense pressure to deliver on behalf of residents. In the same announcement, it was little surprise to see the NHS investment saw its technology budget allocation grow by almost 50 per cent, justified as a necessary step to “bring the health system into the digital age”.

Digitisation is essential to the delivery of healthcare and that same logic applies to social housing. Modern challenges require modern tools, and that’s where housing-specific software proves its worth.

Why generic software isn’t enough

Having strong sector knowledge regarding processes, industry challenges and regulatory requirements is essential to supply the right solutions that meet the needs of each housing provider. In our case, Housing Insight has over ten years’ experience in developing and refining solutions for social housing and we can confidently say that the many intricacies and nuances of housing can’t be properly addressed with generic business software.

When organisations invest in technology, they’re not just buying functionality; they’re investing in the expertise, experience and efficiency that come with sector alignment. We’ve worked with many housing providers who have learned the hard way that generic software falls short in delivering for housing-specific processes.

They often cite a lack of compatibility or an attempt to overextend the capability of software that was originally successful in a different business area.

For example, one of our customers mentioned using a generic software platform successfully for basic administrative tasks around staff operations. Thus encouraged, they tried to extend its use into gas compliance, but gas safety is governed by complex legislation and rigid processes. The generic platform, never designed for such needs, became a liability, draining the organisation’s resources and posing a potential risk to residents’ safety. What began as a journey to increase operational efficiency ended up becoming a time-consuming and expensive detour.

Deep knowledge prevents project failure

Sector-neutral platforms can’t account for housing-specific workflows, regulatory demands or interconnected service areas. It’s often safer, more cost-effective and less of a burden on your resources to partner with experts who already understand the areas you need to service. I believe it’s better to de-risk by diversifying your suppliers, plus that also gives rise to more sector innovation.

In recent years, we’ve seen our sector move from legacy suppliers trying to cover all bases and/or housing providers wanting to take on all-encompassing, in-house IT projects, towards a mind-set of finding the right solution for each area of housing providers’ operations.

The landscape of housing is constantly shifting and evolving so it’s much better to have focused technology suppliers continuously innovating their products so that your staff and residents have solutions which work well for them.

Suppliers’ understanding of housing’s high stakes

We should be a sector built on choice and collaboration for the best outcomes. Housing isn’t just another service sector; it’s foundational to people’s lives, particularly those who are most vulnerable. When systems break down, the consequences can be severe, such as missed safety checks, lost maintenance requests, compliance failures or residents left unheard.

Housing providers operate in a complex, high-stakes and highly-regulated environment. Generic software solutions may seem attractive at first but they rarely deliver lasting value in our sector.

By choosing sector-specific software, housing providers gain more than just tools; they gain a partner that understands their world, speaks their language and builds for their future.

As funding increases and the demand for transparency and performance grows, now is the time to invest wisely. Technology should reduce risk, not create it. And in housing, there’s too much at stake to settle for anything less than purpose-built solutions.
