In social housing, the push for 360-degree operational views, spanning tenants, repairs, compliance, complaints and more, is growing rapidly. Yet, for many organisations, the reality is far from streamlined; what’s intended to be a unified data ecosystem often results in a complex, disjointed tangle of systems, platforms and temporary fixes.
The CRM & HMS divide
At the heart of the issue is a divide between customer relationship management (CRM) systems for viewing data and housing management systems (HMS) for core functions. For example, when a resident calls about rent arrears, their balance may appear in the CRM. However, detailed transaction histories, rent classifications and payment plans often exist in separate systems. This fragmentation leads to the need for extensive integrations, custom APIs, service buses and middleware which, while functional, add significant operational complexity and cost.
This situation isn’t just inconvenient, it also has regulatory and ethical implications. Recent events, including the consequences of Awaab’s Law and increasing scrutiny from the Regulator of Social Housing, have brought attention to the importance of accessible, auditable and reliable data. Despite this, many housing providers still manage vital compliance processes through outdated means, such as spreadsheets, leaving room for errors, inefficiencies and missed responsibilities.

Housing providers must move beyond surface-level dashboards and focus on creating integrated, interoperable systems that support transparency, compliance and proactive service delivery.”
Lake houses & medallion architectures
Encouragingly, some organisations are beginning to adopt modern data strategies. These include the development of centralised ‘lake houses’ and ‘medallion’ architectures, which incorporate layers of data-quality checks, automated reporting and real-time dashboards. These frameworks serve not only to meet regulatory requirements but also to create the foundation for predictive analytics, resident engagement strategies and AI-powered services.
To move forward, several priorities must be addressed:
- Enterprise architecture must lead transformation. Digital systems should be core components of operational planning, not auxiliary additions.
- Minimise system fragmentation. New technologies should be vetted for interoperability, ideally through REST APIs or Webhooks to ensure seamless integration.
- View data as a strategic asset. This includes investing in human capital such as data stewards, analysts and data governance professionals, not just in the platforms themselves.
As AI becomes an increasing area of interest in housing, it’s vital that the sector lays down the groundwork for its effective use. Without clean, consistent data and reliable integration, the promise of AI will remain largely theoretical.
Ultimately, achieving a 360-degree view requires more than visualisation tools or reporting dashboards. It demands a comprehensive strategy built on architectural integrity, robust governance and the prioritisation of data as a critical operational resource.
